Design Concept

The Teak is a small gated estate of just 14 two-storey pool villas on about 5 rai (8,000 m²) in the Pasak area of Cherngtalay, on Phuket's west coast. With so few villas it feels private and quiet, yet Porto de Phuket is only 1.8 km away and Bang Tao Beach and Laguna are a few minutes' drive.

As the name says, teak is at the heart of the design – warm timber screens and details, set against white walls and big sliding glass doors that open the living room straight onto the pool terrace. Every villa has a mineral salt pool, smart home system, island kitchen and a maid's room with its own bathroom.

How much does a villa at The Teak cost?

The ready-now show villa B6 is ฿39.59 million including the furniture package. The off-plan 5-bedroom villa A2 is ฿49.9 million.

Is there a villa ready to move in now?

Yes – B6, the finished show villa, is ready now. It has 4 bedrooms plus a maid's room, 5 bathrooms and a private pool.

How long does an off-plan villa take to build?

About 14 months from the sale and purchase agreement, with payments staged as the building progresses.

What are the monthly costs?

The common area fee is ฿38 per m² of land per month, paid a year in advance. It covers pool cleaning, gardening, security, CCTV and more. There is also a one-time ฿100,000 sinking fund.

Do I pay more if I buy through you?

No. You pay the developer's price. My fee is paid by the developer, and I look after you personally from the first viewing to the handover.

How far is the beach?

Bang Tao Beach is about 3.6 km – a few minutes by car. Porto de Phuket shopping centre is 1.8 km.
